Wallingford-Swarthmore School District: Elite Academics, Four Different Towns

Radnor gets the headlines. Springfield gets the value shoppers. But if you want top 5 percent academics wrapped around a walkable college town, Wallingford-Swarthmore School District is the one nobody outside Delco seems to know about, and the one buyers who already live here would rather keep quiet.

I work Delaware County every day, from Radnor's estate streets to Springfield's starter colonials, and Wallingford-Swarthmore is the district I point clients toward when they want elite academics without an estate-sized price tag attached. Here's what the rankings don't tell you, and what you actually need to know if you're buying or selling here in 2026.

How Wallingford-Swarthmore Actually Ranks

Wallingford-Swarthmore School District (WSSD) covers about seven square miles across Nether Providence Township, which includes the unincorporated village of Wallingford, plus the boroughs of Swarthmore, Rose Valley, and Rutledge. Roughly 3,700 students move through five schools: three elementaries (Wallingford Elementary, Swarthmore-Rutledge, and Nether Providence Elementary), Strath Haven Middle School, and Strath Haven High School.

The numbers back up the reputation. WSSD lands in the top 5 percent of all school districts in Pennsylvania and currently ranks as the #2 school district in Delaware County on Niche. Strath Haven High School regularly places among the top 30 to 35 high schools in the state, with math and reading proficiency scores well above both the county and state averages. If you're a parent cross-shopping districts, this is the kind of data that ends the conversation fast.

Four Towns, Four Different Price Points

WSSD isn't one town, it's four, and each one has its own personality.

Wallingford, part of Nether Providence Township, is the workhorse of the district. Tree-lined streets, a mix of twins and single-family colonials, and prices that typically run $375,000 to $625,000. It also has its own SEPTA Regional Rail stop, which matters if anyone in the house commutes into Center City.

Swarthmore Borough is the one people picture when they think of this district: a walkable downtown, Swarthmore College anchoring the center of town, and a real sense of place. Smaller homes in Milmont Park and Swarthmorewood start around $375,000, while the historic homes on Yale Avenue and Westdale Avenue push past $900,000. Most of the borough trades in the $550,000 to $650,000 range.

Rose Valley is the quiet one. A small, wooded, arts-and-crafts era borough with a median sale price north of $790,000 and very little turnover. When something comes up for sale here, it doesn't sit long.

Rutledge is the smallest of the four, a compact, walkable borough tucked against Swarthmore with a tight-knit, small-town feel. Inventory is limited enough that most buyers looking here already know someone who lives there.

Across the whole district, plan on somewhere between $350,000 and $850,000 depending on the town, the street, and how much house you need.

What Buyers and Sellers Should Actually Know

Wallingford-Swarthmore doesn't behave like the rest of Delaware County right now. Inventory has loosened up countywide, but well-priced homes here still move fast, especially anything walkable to downtown Swarthmore or close to the SEPTA station in Wallingford. Buyers need to be pre-approved and ready to move before they start touring, not after.

For sellers, the story is simple: presentation and pricing matter more here than almost anywhere else in the county, because buyers are comparing your house against genuinely excellent alternatives four blocks away. Price it right from day one. I run free comparative market analyses for anyone thinking about listing in this district.

Frequently Asked Questions About the Wallingford-Swarthmore School District

Is the Wallingford-Swarthmore School District a good place to live?
Yes, and the data backs it up. WSSD ranks in the top 5 percent of Pennsylvania school districts and is currently the #2 rated district in Delaware County. Add a walkable college town in Swarthmore, SEPTA rail access, and genuine small-town character in Rose Valley and Rutledge, and it's easy to see why families stay put once they move in.

What towns are in the Wallingford-Swarthmore School District?
Nether Providence Township, which includes Wallingford, plus the boroughs of Swarthmore, Rose Valley, and Rutledge. Always confirm the exact school assignment for a specific address before buying. Some Swarthmore-mailing-address homes near Milmont Park fall into a neighboring district.

How far is Wallingford-Swarthmore from Philadelphia?
About 11 miles. SEPTA's Media/Elwyn Regional Rail line runs directly from both the Swarthmore and Wallingford stations to Jefferson Station in Center City in under 30 minutes, making this one of the more commuter-friendly school districts in the county.

What are home prices like in the Wallingford-Swarthmore School District?
Prices range from around $350,000 for smaller homes in Wallingford and Milmont Park up to $900,000 or more for the historic homes in Swarthmore and the larger properties in Rose Valley. Most of the district trades between $500,000 and $700,000.
